Online Reviews — The first thing to do is check online reviews and testimonials. How long has the company been operating in Tulsa. How are their online reviews? Do they have good case studies and a good reputation? If they don’t, look elsewhere.
Vacancy Rates — If the property management company being considered is bad at finding tenants, then that’s going to hurt the bank account. So it’s important to ask about their average vacancy rates so you know what to expect before signing a contract.
Communication — How is the property management company at communicating and being honest? Multiple conversations with them are recommended before deciding to enter a working relationship. And expect nothing less than openness and honesty in these conversations. It should also be easy to get a hold of the property manager. If there’s any hint of shadiness, then Steer. Clear.
Cost — How much is it going to cost for the property management services? Ask this question early and make sure the answer is clear and direct. If there’s any attempt to dodge the question or if the cost seems really high, it’s probably best to look elsewhere.
